The Maintenance Assistant III performs a variety of skilled maintenance and repair on hospital properties, vehicles, and equipment and minor construction of hospital buildings as well as work semi-independently in such trades as locksmith, masonry, electrical, plumbing, and HVAC. The Maintenance Assistant III will utilize journey level mechanical skills, experience and knowledge in practices, procedures, and methods of installing, maintaining, and repairing complex and general facility mechanical systems.


  • High school diploma or equivalent, required
  • Associate or Technical Degree, required
  • Three (3) years journey-level experience in installation, maintenance and repair of electrical systems, plumbing, carpentry, or HVAC, required
  • HVAC/EPA Certification preferred
  • Experience in healthcare facility maintenance and plant operations preferred
  • Valid Driver’s License

Essential Job Duties & Responsibilities

  1. Perform a variety of skilled work in the maintenance and repair of hospital facilities and equipment; prioritize, the work to accomplish a wide variety of duties related to the building trades.
  • Inspects and tests machinery and equipment in accordance with preventative maintenance schedule and schedules repair when necessary to minimize disruption of hospital operations.
  • Checks gauges visually on daily basis for accurate machine operation and logs data appropriately.
  • Performs safety tests on electrical lighting, emergency generators, alarm systems, communication systems, limited testing on medical equipment and HVAC system and takes appropriate action for safe operation.
  • Uses the lockout / tagout process.
  • Utilizes proper personal protective equipment (PPE).
  • Assists with set-up/take down of all items/equipment pertaining to special events, e.g., draperies, dividers and lighting.
  1. Performs ground maintenance in a timely and efficient manner.
  • Maintains all facility grounds, including parking lots.
  • Performs ground maintenance activities such as mowing lawns, trimming hedges, removing weeds, and raking and disposing of leaves and refuse.
  • Assists in the inspection and service of equipment to maintain grounds.
  • Operates and maintains lawn care equipment safely.
  • Takes care of lawn and outdoor plants appropriately.
  • Works with outside vendors and contractors to ensure a successful project.
  • Ensures safe access to the hospital and facility grounds.
  • Performs snow removal as needed.
  1. Perform a variety of skilled building maintenance including repairs to doors, windows, and other building parts; construct or assemble furniture and other wood and metal structures; install and maintain grand master and electronic lock and electrical systems.
  • Research and assure compliance with appropriate safety practices and procedures and with all applicable federal, State, and local codes, regulations, and requirements. Interpret, explain, and apply codes, rules and regulations involved in assigned maintenance activities.
  • Construct, rebuild and repair hospital equipment and facilities including various wood and metal structures, equipment and furniture; prepare surfaces for painting and varnishing, and apply surface coverings as required. Maintain various records related to labor, materials, and work orders.
  1. Installs, maintains, and repairs a variety of electrical equipment common to healthcare buildings including switches, outlets, light fixtures, fans, motors, controls and wiring as assigned; replaces ballasts as assigned; repairs occupancy lighting systems as assigned.
  • Assists maintaining various records and reports related to work orders and assigned activities including plan and layout of electrical work.
  • Adjusts, calibrates, and troubleshoots assigned electronics equipment; diagnose failures and malfunctions and determine appropriate repair requirements.
  • Disassemble faulty equipment and remove defective parts; installs new parts and restore proper operations.
  • Operates a variety of specialized equipment including various hand and power tools related to the electrical trade.
  • Maintains up to date knowledge of building codes related to the electrical trade.

Base Wage: $22.54/hourly (additional salary commensurate with education and experience)
